Dhaka Rental Final Checklist: Demand & Verify

This is the non-negotiable protocol for securing a safe and financially sound lease. Do not proceed until you have verified these four core requirements.

1. Financial Protection (Demand Control of Your Cash)



  • Fixed Total Cost: Demand a single, final monthly figure. This must explicitly include the Base Rent PLUS all Service Charges (guard, lift, water, etc.). Reject any vague or variable fees.

  • Deposit Guarantee: Demand that the written lease grants you the right to use the Security Deposit to cover the Final Month's Rent. This is your escape clause.






2. Operational Integrity (Verify Daily Livability)



  • Water Reliability: Verify strong water pressure during the morning peak hours (7:00 AM – 9:00 AM). Low pressure is a systematic failure.

  • Power Redundancy: Verify the generator's capacity. Get a list confirming it powers the fridge and the lift during load-shedding.

  • Structural Health: Verify the absence of all mold, dampness, or leak discoloration on ceilings and walls. These are major, inherited liabilities.






3. Legal Assurance (Seal the Deal)



  • Written Contract: Insist on a formal written lease detailing the Tenure, Notice Period, and Maintenance Responsibility split. Verbal agreements are worthless.

  • Regulatory Compliance: Accept the mandatory requirement to provide ID/copyright details for the Tenant Information Form (police registration). This ensures your tenancy is legal and secure.
